Price index methodology

Data source

Figures on /insights and locality compare use live listing ask prices on uneed only. Off-portal deals, circle rates, and builder confidential price sheets are excluded.

Aggregation

• City + intent buckets (buy, rent, commercial, etc.)
• Median of `price` for listings with status live
• Locality compare adds min/max, verified share, and a demo livability index from volume

Exclusions

• Sold, rented, rejected, and pending listings
• Rows with zero or missing price
• Sponsored listings are included but always labeled Ad on cards

Limitations

Sample size per micro-market can be small in pilot cities. Medians can shift when a broker refreshes inventory. Use for direction; verify with on-ground visits and legal due diligence before payment.

Updates

Insights refresh on each page load in the demo. Production would use a nightly batch and versioned snapshots with audit logs.
